HOA (Homeowner’s Association) or POA (Property Owner’s Association) Fees are the costs associated with owning a property within a private community. This fee covers the community’s annual operating budget, with the amount varying between improved and unimproved properties. Improved properties are lots with homes built on them, while unimproved properties are undeveloped lots.
Enhancement Fees, Capital Improvement Fees and Special Assessments
Capital Improvement Fees, Enhancement Fees, and Special Assessments are extra forms of payment used to fund community projects and improvements, such as a new clubhouse or major renovations. Capital Improvement Fees are typically a one-time charge for new homeowners. Enhancement Fees or Special Assessments are usually authorized by the board for a set amount of time and are not permanent fees.

Transfer Fees
